Apple Secures Substantial Office Space at Las Cimas I, Enhancing Its Austin Presence

In a notable expansion of its operational footprint, Apple has secured a lease exceeding 80,000 square feet in Austin's sought-after Las Cimas I building, reinforcing its commitment to growth in the region. This move places the tech behemoth in a strategic location within Southwest Austin, bridging the bustling central business district and the serene Hill Country

Details from a recent Cushman & Wakefield report reveal that Apple finalized this significant lease toward the end of 2023, choosing the Las Cimas I facility located in the prestigious Westlake area. The property, which spans three stories and offers a total of 82,482 square feet, has been part of Austin's architectural landscape since 1998 and is a key component of the broader Las Cimas office campus.


Apple is slated to commence its occupancy at this site by the end of April, as per the latest insights from CoStar. This leasing agreement is a highlight in Austin's commercial real estate scene, marking one of the most substantial office space commitments in the city for 2023.


The tech giant's decision to lease space at Las Cimas I joins a list of other significant leasing activities in Austin, including Advanced Micro Devices' renewal of a 444,000-square-foot space and IBM's 300,000-square-foot commitment, along with Amazon's acquisition of over 102,000 square feet at Domain 8.


With an already established presence through a 3 million-square-foot campus in Northwest Austin, Apple's new lease underscores its growing influence and operational scale in the Texas capital. While the specific use of the newly leased space remains under wraps, the expansion is a clear indicator of Apple's strategic plans in the region.
